New Boutique Hotel Development Site in Rye Hits the Market

A new boutique hotel may soon rise in Rye, with a development-approved site at 6 Napier Street now on the market.

RPP FM reports that a prime development-approved site in Rye has hit the market, with the potential to bring a new boutique hotel to the Mornington Peninsula.

Located at 6 Napier Street, just 100 metres from the Rye foreshore, the 1,097-square-metre corner block comes with planning approval for a 26-room hotel featuring private balconies, a ground-floor restaurant, and limited on-site parking.

The offering marks the latest chapter for the high-profile site, which was purchased in 2020 for $2.3 million. It previously made headlines as the subject of a controversial five-storey hotel proposal, which was rejected by Mornington Peninsula Shire Council due to concerns about building height and parking impacts. That decision was later contested at VCAT.

The current approved design is understood to have addressed those earlier objections, clearing the way for a more modest and council-compliant development.

The site is being marketed by HTL Property, with expressions of interest closing Thursday, 15 May.
